In 2005, MDC and its partners secured a contract to purchase 27 acres of vacant commercial land just east of the NEC of 75th St. and Route 59 in Naperville. The team secured site plan approval from the City of Naperville to build a LEED-certified shopping center, Springbrook Prairie Pavilion. The project broke ground in June, 2007 with the 228,000 sq.ft. phase 1, which was completed the following summer. The team leased the shopping center to tenants including Whole Foods Market, Home Goods, World Market, Loehmanns, Nordstrom Rack, Buffalo Wild Wings, Road Runner, Relax the Back, Maggie Moos, Jersey Mike’s, Fannie May Candies, Pizza Fusion, Meat Heads, Noodles & Company, T-Mobile, Eggsperience, Jazzercise and Dr. Murmann (dentist). The team entered into long-term ground leases with Chase Bank and Bank of America. The project was awarded LEED-certified gold status in Dec., 2009.

The team sold phase 1 to an institutional buyer in July, 2010.

Phase 2 consists of a 3.83-acre site immediately west of Whole Foods. In January, 2011, the team entered into a 50,000 sq.ft. build-to-suit on a long-term lease with Dick’s Sporting Goods. Groundbreaking on the site work took place in Feb., 2011, with completion in Oct., 2011.

The team sold phase 2 to an institutional buyer in Dec., 2011. The entire project was 100% leased in 2012.
